1031 Capital Solutions is a Rothbright client that specializes in financial services focused on helping real estate investors use 1031 exchanges and related tax-efficient strategies to transition out of actively managed investment properties while deferring capital gains taxes.
01 / CHALLENGE
Challenge
There are not many financial tools that accurately display DST / 1031 offerings for financial advisors to communicate effectively with their clients. With the limited number of days a transaction can take place, not being able to easily "show" the investment creates a very tense experience for investors and advisors.
02 / APPROACH
Approach
Rothbright worked closely with the 1031 Capital Solutions leaders to understand what the application needed to present for investors and advisors to see, and built a cron so the mathematics of investment deals are automatically displayed as advisors input investment details into offerings.
03 / RESULTS
Results
Alts Illustrator is licensed in two broker-dealers: Concorde and Willow Cove. Currently 274 active seats are using the application. At one point 5% of all DSTs / 1031 exchanges in 2025 went through the Alts Illustrator platform. A typical illustration cycle was 2-3 days with Excel macros — now this can be done in real time on a call. We are excited to see so much growth happen since launching the custom application in March of 2025.
